A snapshot of Brisbane’s Top End residential sales market, covering sales above $4,000,000. This segment represents only 0.53% of total sales activity, meaning short term movements can appear more volatile at a surface level. To provide a clearer view of activity, houses and apartments have been combined and shown as a rolling 12 month average.

At this level, price is often more closely tied to the individual property offering than to broader market dynamics. Activity levels help indicate general buyer appetite, but unique properties do not always move neatly with the wider market.

Methodology & Definitions

Multi-sale/grouped transactions, land sales and unit block sales are excluded. Sales that are difficult to verify, incomplete or considered unreliable are also excluded from the analysis until they can be confirmed. Data is therefore subject to change.

Average Monthly Activity refers to the average number of verified sales per month.

To smooth short term volatility, activity is presented as a 12 month rolling average. Each month reflects total verified sales across that month and the preceding 11 months, divided by 12. For example, the January 2026 figure reflects average monthly sales activity from February 2025 through January 2026.

Ideal Property is a guide to where demand is concentrating within each region. It combines the most active dwelling type and postcode with the property configuration showing the strongest activity, with days on market also considered.
